The preliminary project of the ‘Chiout Nevee’ district intends to develop a residential tourist complex that will blend with its surrounding territory and community. It will follow the guiding principles of the ‘albergo diffuso’ (lit. scattered hotel) made up of residential areas.
Sella Nevea, whose distinctive feature is to have been built ex novo in the 1970s, has the hidden potential to become a tourist development without the invasiveness of real estate developments.
 
The preliminary project of the ‘Chiout Nevee’ district has followed the recommendations which emerged from the ‘Feasibility Study’ for a ‘tourist development’ able to relaunch the Sella Nevea area by achieving the following three objectives:
a. transform the scattered and unconnected construction site in a ‘village’ with a centre and pedestrian walkways easily accessible every day of the year. For this reason the masterplan is proposing an extensive tourist village with reception, featuring a multifunctional centre (with a café, supermarket, swimming pool and shops), covered passages, sports and community leisure areas
b. develop an architectural design that marries the natural landscape which in turn, thanks to its aesthetic qualities, can requalify the built environment;
c. build a self-sufficient and ‘low-energy’ settlement.

 

A study of the types of residential and town housing in Val Raccolana was undertaken before the development of this project.

 

Since being assigned the project, the District of Chiusaforte has adhered to this initiative and has made the centre’s ‘Comparto’ available (article no. 48 L.R. 52/91). This is, for a greater part, extended over areas that belong to the district. For this reason the feasibility study was developed in that area and respects the regulations laid out in the Detailed Municipal Development Plan (‘Piano Regolatore Comunale Particolareggiato’, also known as PRCP).
